Either a tub or a large, wide shower, with floor to ceiling glass enclosure, but preferably a tub, if there’s not one on the second floor already. Think children, and three bedrooms full of them on the first floor. Would you as a parent want to have them running up and down the stairs for bath time?

Yes, you are limiting the resale value. A family with small children, or senior citizens will need a bathtub on the main floor. If you are going to do the job, do it right so you won’t regret it later. Your goal should be to have a bathroom that you could live with if you wanted to close off the upstairs for any reason.

If you are renovating for resale, contact a real-estate agent and find out how much value you would be adding to the house by adding the tub. If you don’t intend to sell for a while the do what is most comfortable for your family.

guess it all depends on if you feel you need one. if you don’t have a tub at all in any of the bathrooms, then maybe you should put one in. if you have small children you should have a bathtub. my last daughter screemed bloody murder in the shower. hooray for the tub!!!! i have two full bathrooms. the one with the tub is on the first floor ( has a shower attachment) and the one upstairs just has a shower. having a choice is nice!!!! good luck.

If you would have a bath tub on the floor with 3 bedrooms, you will need a good supply of hot water if 3 people want to fill up a hot bath one after the other. Plus that bathroom would be occupied longer with a tub.
I would suggest a shower on that floor, saves hot water, and the next user doesn’t have to wait ages before someone gets out of the bathtub. Unless you have a separate toilet on that floor, then it doesn’t matter that the bathroom is occupied.

It is hard to predict what a possible buyer may or may not want in the future; opinions vary too much from person to person, and to family to family.

All you can do is what you think suites the needs and wants of you and your family; and hope, if you ever do sell, that you find a buyer that has similar tastes and needs.

These days although people love to have a shower, they also love to have a soak in the bath.
A friend of mine in Kent, sold her home a couple of months ago!!
her house was not as big as yours but she only had a shower, the property was not selling and viewers were asking where the bathroom was??
Anyway the estate agent told her that if the house had a bath as well as a shower, she would probably have more luck selling the house so she had one installed and within a couple of months someone put in an offer for the house!!
So if you want a good price I would have a bath tub fitted.
